In Bangkok, there are only a few locations where numerous high-end housing projects are being developed. Some areas have become old locations with fewer new projects due to a lack of land for development and land prices being too high to develop homes at similar or comparable prices to previously launched projects. Additionally, the current purchasing power in those areas may not be sufficient, while other potential locations have emerged that attract consumer interest and can support the development of luxury homes at high prices. Examples include areas along Bangna-Trad Road within 10 km, Ratchaphruek area, Kaset-Nawamin area, Kanchanaphisek Ring Road, and Phutthamonthon Sai 1-4, as well as the Thep Rak and Thep Rat areas. Over the past 3-4 years, areas along major newly opened roads have attracted interest from developers, leading to increased land purchases for housing projects. However, the locations that have been frequently mentioned or have seen continuous new project launches in the past 3-4 years are undoubtedly along the “New Krungthep Kreetha Road or Srinakarin-Romklao Road”, which is truly a golden location for luxury homes.

Property DNA has observed changes in the Krungthep Kreetha New Cut area due to land acquisitions by real estate developers who have been active for over 10 years, including purchases from owners or developers holding hundreds of rai of land to develop projects on minor roads or alleys branching from the New Krungthep Kreetha Road. This has led to the development of multiple projects or multiple developers in close proximity, and the minor roads or secondary streets seen may be the result of joint development by all landowners. Such collaborative development is rarely seen in other areas of Bangkok.

Mr. Surachet Kongcheep, Managing Director of Property DNA, views the New Krungthep Kreetha location as another treasure trove of real estate in Bangkok, where major developers are investing in housing projects. Additionally, in recent years, 2-3 community malls have opened, developed by operators to enhance the value of their housing projects and serve the local community. These malls stand out not only for their restaurants but also for their services and small supermarkets, along with local markets and eateries scattered throughout the area. Development is increasing in line with the growing residential density, while for those looking to purchase in bulk or travel to larger shopping centers, access remains convenient, connecting to several major roads such as Rama 9, Srinakarin, Krungthep Kreetha, Ramkhamhaeng, Kanchanaphisek Ring Road, and Chaokhun Thahan Road, as well as some minor roads connecting to other routes, and not far from expressways like the motorway.

The educational institutions in this area are diverse, ranging from regular schools, bilingual schools, to several international schools such as Brighton College Bangkok, Wellington College International School, Sarasas Witaed Romklao School, Sarasas Witaed Romklao International Program, and Thepsirin Romklao School. With such convenient amenities and transportation, it is no surprise that the area along the New Krungthep Kreetha Road attracts significant interest from both developers and buyers. The housing projects launched in the past 3-4 years have garnered considerable attention, despite the fact that homes in nearly all projects are priced quite high, starting at no less than 20 million baht per unit, and townhomes starting at no less than 8 million baht per unit. This is considered a relatively high selling price compared to other locations, yet all projects have maintained high sales rates and interest.

Interestingly, this location is one of the few in Bangkok and its outskirts where some housing projects sell out quickly, with some achieving 100% booking or more than 50% within just a few days of official sales opening. Although some projects may take a considerable amount of time to sell, most have attracted significant interest and have sold relatively quickly. Luxury homes in the New Krungthep Kreetha area are highly sought after due to a customer base that includes both buyers looking for personal residences and investors purchasing for long-term rentals. This meets the demand for large homes in convenient locations for certain groups of Thais and foreigners, including businesspeople or long-term residents in Thailand, who choose homes in this area to provide their children with international schooling nearby or for the convenience of traveling to oversee their businesses in various locations. The high rental demand in this area has consequently led to some projects being able to sell quickly due to investors purchasing for rental purposes.

The rental returns from single-family homes in housing projects in the New Krungthep Kreetha area are quite high. Surveys and inquiries from investors and developers, along with data from rental listings across various marketplaces, clearly indicate that rental returns for single-family homes in this area range from 7.5% to 10.0% per year, which is considered very high, especially when compared to condominiums in the city center that have much lower returns. Even after paying commissions to brokers or agents, the return rates only slightly decrease, indicating that the demand for housing in this area remains strong for both personal residences and rental needs. This trend is likely to continue for many years to come due to the area's potential and other contributing factors, as well as the ongoing development in the area, which will continue to enhance the growth of the New Krungthep Kreetha location every day.
